You buy a one-bedroom apartment in JVC for AED 650,000. Annual rent: AED 48,000. Service charges: AED 10,500. Management fee (5%): AED 2,400. Maintenance reserve: AED 2,000. Net annual income: AED 33,100. Your net yield is 5.09%. Over three years, the property value increases to AED 750,000, adding AED 100,000 in capital gains. Your total three-year ROI is approximately 20.3%, or 6.8% annualized.
