A client once asked me to compare two JVC studios, both listed at 480 sqft BUA, both at AED 780,000. On paper, identical deals. We walked them on a Sunday. One felt like a proper small apartment with room for a queen bed, a small desk, and a two-seater. The other felt like a shoebox. Same BUA. Different buildings, different internal partitioning, different core design. Usable difference, by tape measure: 58 sqft.

That is the BUA trap, and the brochure will never highlight it.

Built-up area counts every wall, every column, every shaft, every inch inside the unit’s outer boundary. What you can actually furnish is 82 to 92 per cent of that, and the range is wider than most buyers assume. Older masonry towers lose more to walls. Corner units lose more to perimeter envelope. Smaller layouts — studios, one-beds — lose proportionally more than larger ones.

Before recommending any unit, I ask the developer for Suite Area: the clean internal floor, walls excluded. Ratio below 85% means something is off in the layout — oversized core, dead corridor, a service cupboard eating the entrance.

Price per square foot is only a comparable number when the two properties are measured on the same ruler.
