A floor plan in a Dubai off-plan brochure is both the most important document in the pack and the one most buyers look at for nine seconds before signing.
A floor plan is a scaled drawing of the unit viewed from above, showing room positions, wall alignments, doors, windows, balcony footprint, and key dimensions. Every unit in a Dubai launch has one; reading it properly is a skill most first-time buyers haven’t built yet. The things to check: ceiling height (often on a separate section drawing), column intrusions into the living space, the width of the kitchen when the appliances are installed, whether the guest bathroom is visible from the living room, whether the master bedroom door is directly opposite the main entrance, and the true usable width of any balcony after structural elements.
Two identical-sqft units in the same tower can have wildly different liveability depending on whether the floor plan puts walls in sensible places. A 950 sqft 1BR can feel like a small 1BR or a comfortable junior 2BR depending on the layout.
A client last year walked into a show unit and loved it, then bought a smaller-sqft unit on the same line. Delivered unit had a 400mm column in the living-room corner the show unit didn’t. Check the specific unit’s plan, not the show unit’s plan.
