KYC is the quiet cousin of AML, and it is the form most buyers fill in once, never think about again, and then struggle to update when their life situation changes mid-transaction.
Know Your Customer is the identity verification process every licensed UAE brokerage is required to complete before transacting with a buyer or seller. At minimum it covers passport, Emirates ID where applicable, proof of address, declaration of profession and source of income, and any politically exposed person disclosures. The KYC file feeds directly into the broader AML review and the UBO chain where companies are involved. Banks doing mortgage lending run their own parallel KYC that is usually stricter.
A client of mine last year changed jobs between his EOI signing and his mortgage drawdown. The new role triggered a full KYC re-verification at the bank. The deal completed, but three weeks later than scheduled, and the seller almost walked.
Treat your KYC file as a living document. If your residency changes, your tax domicile shifts, or your employment changes mid-deal, tell your brokerage the day it happens. The file will be checked again at transfer. Better to update before that than to explain after.
