Layout is the arrangement of rooms and circulation inside a unit — where the entry opens to, whether the kitchen is open or closed, whether bedrooms have direct access to bathrooms or share a corridor, how the balcony integrates with the living space, where columns land, where the service shaft sits. Two units of identical sqft and identical price can be wildly different to live in.
The Dubai layouts that consistently command premiums: bedroom wings separated from living areas (acoustic privacy), a defined foyer rather than direct entry into the living room, an en-suite for the master bedroom, a utility room off the kitchen, and a balcony accessible from both the living room and the master. The layouts that struggle: long corridors eating 8-12% of the sqft, galley kitchens against load-bearing walls that can’t be opened up, and bathrooms sharing walls with bedrooms.
A client last year rejected three “perfect size” 2BRs before we found a 150-sqft-smaller unit with a better layout. He saved AED 160k and lives better.
