Business Park is one of those DLD zone codes where the numbers do not match the street-level identity. Only 4 registered projects but 1,417 transactions in a reporting window means you are looking at very large towers carrying very high secondary volume — the kind of concentration you see in flagship Business Bay and Downtown-adjacent launches. This zone picks up some of the Executive Towers spill and adjacent mid-Business-Bay product. The buyer who treats these 4 projects as if they were one big building has roughly the right mental model.
What the DLD data tells us about Business Park
4 projects, AED 3,501/sqft, AED 2.8B volume, 1,417 transactions. Average ticket AED 1.98M. 354 transactions per project is remarkable density — a figure that only appears when a single tower runs hundreds of off-plan and secondary trades in the same window. Price/sqft at AED 3,501 matches Business Bay’s AED 3,560 almost exactly, which is the cleanest signal of what this zone actually is: a Business Bay sub-ledger under a different registry label.
Who buys here
The same investor base that defines Business Bay: international capital taking 1BR and 2BR product for short-let yield, GCC buyers on second or third units, European and Russian money pushing into branded product. End-user share is modest — most buyers here live somewhere else in Dubai or overseas and run their unit as yield stock. Of my 470+ UAE deals the Business Park buyer rarely sees the zone name on the paperwork; they see the tower name and the canal view.
What the units look like
Studios AED 900k–1.5M, 1BR AED 1.3M–2.6M, 2BR AED 2.5M–4.5M, with the highest-end product pushing past AED 7M in the trophy stacks. Tower stock is concentrated — Executive Towers clusters, selected Omniyat and Aykon product. Short-let-licensed buildings here carry a visible premium. Inward-facing stacks trade at notable discounts to canal-facing, and that gap is wider here than in Business Bay proper.
The honest caveats
Service charges in the older towers are toward the top end of Dubai — some stacks push AED 19–21/sqft before any sinking-fund adjustment. Traffic ingress from Al Khail Road is painful in morning rush. And the DLD registry name “Business Park” confuses new buyers who think they are in a commercial zone — every unit here is residential, but the label loses deals for lazy agents who cannot explain it in one sentence.
