Dubai Production City — the old IMPZ before the rebrand — is one of the cleanest yield plays in Dubai and one of the worst-understood. Sits between Sports City and Motor City along Sheikh Mohammed Bin Zayed Road, a clear 20–25 minute drive to DIFC off-peak, a working Metro extension plan on the table, and some of the lowest service charges of any Dubai apartment community. The appeal is pure math: a 1BR here rents to a mid-career professional for AED 60k–75k, service charges run AED 11/sqft, and the gross-to-net gap is smaller than anywhere in JVC or Dubailand.
What the DLD data tells us about Dubai Production City
32 projects, AED 1,283/sqft, AED 1.6B volume, 1,481 transactions. Average ticket AED 1.08M. Mid-market, but at the lower edge — sub-AED 1,300/sqft puts this below Arjan and Majan. 46 transactions per project is solid secondary activity for a zone this size. The community has always punched above its weight on rental yield because both the tenant demand and the service-charge discipline hold up.
Who buys here
Investors who have done the spreadsheet. End-users who work in Media City, Internet City, or Tecom and want the short commute without Marina prices. Indian and European buyers dominate; a visible Russian slice has moved in over the last 24 months. Of my 470+ UAE deals the DPC buyer is usually the one on a second or third property — they have outgrown the JVC yield trap and are buying for durable cash flow.
What the units look like
Studios AED 380k–600k, 1BR AED 550k–950k, 2BR AED 900k–1.5M. Developer mix is varied — Diamond Views, Lago Vista, Manhattan, the Crescent Towers. Lake-facing orientation carries a premium and often warrants it: the Centrium and Crescent buildings have genuine waterfront aspect. No branded residences, no trophy product. This is working-investor stock, built functionally, trading on numbers.
The honest caveats
Retail and dining density is lower than Sports City or Motor City. Schools are modest. Public transport access is limited until Metro extension lands. Some 2013–2015 stock has ongoing facilities maintenance issues — always read the tower’s general assembly minutes before committing. And the “production city” branding still confuses some tenants, which slows first-listing uptake if you price it lazily.
