A client I closed in Studio One three years ago still rents the same unit to the same tenant, which is the honest Studio City story.
What the units look like
Studios AED 350k–550k, 1BR AED 550k–900k, 2BR AED 900k–1.4M. Developer mix is varied, with Azizi, DAMAC Pulse, and selected mid-tier names. No branded residences, no villa product of note. Layouts in newer product are more efficient than older 2012-era stock. Always read the specific tower’s service-charge history rather than the zone average.
The honest caveats
Retail and dining density is thin. School options inside the immediate community are limited. Public transport is car-dependent. Capital appreciation has been muted relative to launch-heavy zones. And some of the older stock has the usual Dubailand maintenance wrinkles — lifts, chilled water, facade upkeep. The yield looks honest, the growth story does not.
