Large-plot villa communities, contemporary architecture, 6-8 bedroom typical layouts, private pools and landscaped grounds. Plot sizes 10,000-25,000 sqft, BUA 8,000-16,000 sqft. Build stock is 2018-2024 vintage. No apartment, no townhouse, no branded residence layering. Amenities are estate-level: private gates, private streets, full security.

The honest caveats

Liquidity is patient-money thin. A AED 20M villa here can sit 12-18 months on the market during a soft cycle. Service charges are low but community fees and private security contributions can aggregate AED 80-120k/year. Resale buyer pool is narrow — you are selling to the same kind of buyer who bought. Most transactions never touch a public portal; they move through brokerage introductions.
