Who buys here
International investors drawn to the Sobha brand and the MBR City lagoon narrative. End-users upgrading from Downtown or Marina apartments. European, Indian, GCC buyers dominate. Short-let operators on licensed stock, though the long-let thesis is stronger. The honest caveats
Some of the community is still under construction โ what sells off-plan in 2026 delivers in 2028 or later. Sobha handover timelines have been reliable but not immune to slippage. Service charges on premium product run at the upper end. Resale liquidity on apartment stock is active; villa resale is thinner. And parts of the “lagoon-facing” marketing apply to specific stacks, not the whole community.
