Form B is the buyer-side mirror of Form A, and it is the form most buyers sign without realising they have just committed to one agent for the next thirty days.
Form B is the RERA-mandated agreement between a buyer and a brokerage that formalises the agent’s authority to represent the buyer in a property search. It typically includes the scope of the search (area, budget, unit type), the time window, and the agent’s fee terms if a successful transaction occurs. Once signed, the brokerage has a documented claim to its fee on any qualifying property the agent introduces, even if the buyer later tries to transact through another channel.
I use Form B selectively. On serious buyers searching a narrow brief, it protects both sides. On vague “show me the market” enquiries, I do not ask for it, because a signed Form B with a buyer who is not ready to transact wastes everyone’s time and creates fee disputes later.
If a buyer asks you to sign Form B at the first viewing, read the exclusivity clause before signing. “First viewing” commitment without negotiation is not how serious deals start.
