The handover date is not a date. It is a window, and the width of that window is a direct measure of how seriously you should take the developer.
Handover date in Dubai off-plan is the scheduled date on which the developer transfers physical possession of a completed unit to the buyer, after Building Completion Certificate, final DLD inspections, and snagging. The SPA will quote a target handover date. Reality arrives somewhere between that date and the end of the 12-month grace period baked into most contracts. On established developers — Emaar, Nakheel, Sobha, Meraas — the actual window tends to be tight. On newer developers, the window is wide and sometimes blown past.
A client taking handover on a Dubai Creek Harbour tower in 2024 received his keys 14 weeks after the SPA target date but still within grace. His Airbnb furniture delivery, booked against the original date, had to be rescheduled three times. Every reschedule cost him storage fees.
Build handover planning around the end of the grace period, not the SPA target date. Move-in logistics and tenant bookings should assume the pessimistic side of the window.
