Park-view pricing in Dubai is the most defensible view premium in the market — unlike sea or skyline views, parks don’t get blocked by the next tower going up.
A park-view property overlooks a landscaped park, community green, garden, or golf course. In Dubai the strongest park-view inventory sits around Safa Park, the Dubai Hills Estate park, the Emirates Living community greens, and the central pocket parks in Dubai Creek Harbour. Premiums over non-view equivalents run 8-18% depending on the size of the park, its permanence (municipal park vs developer-maintained), and whether the view includes the horizon beyond.
The permanence point is crucial. A “park view” in a newer development where the park is a developer-maintained common area can be re-planned. A view over a municipal park — Safa, for example — is protected by public-realm designation and genuinely permanent. When pricing in a view premium, the protected views deserve the higher one.
A client last year paid a 14% premium for a 2BR overlooking a community park in a master-planned area. The developer’s master plan showed the park’s retained-green status in perpetuity. Three years later the premium has held and expanded to roughly 17% on resale comparables.
