Dubai property has a lead-volume problem. It does not have a qualified-lead problem, because almost no one is rigorous about qualification.

A qualified lead is a contact that has been verified to have genuine intent, financial capacity, and a reasonable timeline to complete a transaction. The classic three-question filter works: Do you have a defined purpose for this purchase (investment, residency, occupation)? Do you have funds in place or mortgage pre-approval? Are you looking to transact within six months? Three yeses gets the full weight of your week. Two out of three gets a slower cadence. One or zero is nurture-only territory.

On my own pipeline, qualified leads convert at roughly 20% to closed deal. Unqualified “interest” inbound converts at under 3%. That factor of 7x tells you exactly where your hours should go.

Do the qualifier on the first call, politely but explicitly. Most agents skip it because they fear offending the prospect. The prospects who walk away from a basic qualifier were not going to transact anyway. The prospects who answer the questions are the ones worth your time.
