What the units look like

Studios AED 500k–900k, 1BR AED 900k–1.5M, 2BR AED 1.5M–2.6M, with Discovery Gardens older stock anchoring the entry end and newer Azizi and Danube product raising the ceiling. A thin villa sliver exists in the Gardens townhouse clusters. Metro proximity — Discovery Gardens and Al Furjan stations both serve parts of this zone — is the single biggest value driver and should be the first question on any shortlist here.

The honest caveats

Some of the 2006-era Discovery Gardens stock has genuine building-age issues — chilled-water system reliability, facade weathering, lift capacity. Always read the service-charge history and the general assembly minutes. Traffic on the Sheikh Zayed Road return leg in the evening is the daily tax. Rental yield looks healthy but tenant turnover in some buildings runs above community average.
