The honest caveats

Traffic on the Dubaiโ€“Al Ain Road approach is slow in peak hours. The Metro has not yet reached here and remains planning-phase. Some older apartment towers have ongoing maintenance issues โ€” particularly 2008-era stock. Capital appreciation has been modest relative to headline-grabbing communities, and buyers chasing high appreciation will be disappointed. This is bond-like real estate, not equity-like.
