What is Freehold Property?

Freehold property is a form of ownership where the buyer acquires complete and permanent rights over both the property and the land it sits on. Unlike leasehold arrangements, freehold ownership has no time restrictions — you own the asset indefinitely, and it can be passed down to heirs or sold at any time.

How Freehold Works in the UAE

In 2002, Dubai became one of the first emirates to allow foreign nationals to purchase freehold property in designated areas. This landmark decision, driven by Law No. 7 of 2006, opened the door for international investors to own real estate outright in zones such as Dubai Marina, Downtown Dubai, Palm Jumeirah, Business Bay, and Jumeirah Village Circle (JVC).

Abu Dhabi followed with similar regulations, designating investment zones where non-UAE nationals can hold freehold title. Today, freehold ownership is the dominant form of real estate investment across the UAE for both residents and overseas buyers.

Practical Example

Suppose you purchase a two-bedroom apartment in Dubai Marina for AED 1.8 million. Under freehold ownership, the Title Deed issued by the Dubai Land Department (DLD) confirms you as the absolute owner. You can rent it out, renovate it, sell it five years later at market value, or bequeath it to your children — no landlord approval needed, no lease expiration to worry about.
