Short-let is not the thesis here; long-let yield to mid-income tenants is the working model. In my 470+ UAE deals the Liwan buyer usually holds one or two units as yield stock alongside higher-ticket plays elsewhere.

What the units look like

Studios AED 280k–480k, 1BR AED 450k–750k, 2BR AED 750k–1.2M, 3BR townhouses AED 1.5M–2.5M in the Mazaya clusters. Developer mix is mid-tier and legacy Dubailand names. Finishes are functional, builder-grade. The Queue Point cluster is the biggest identifiable sub-community. Some newer 2022+ product is cleaner than the 2013-era stock, and the delta is visible in both rent and resale.

The honest caveats

Retail and dining is thin. Traffic on the Al Ain Road spine is slow in peak. Some older buildings have ongoing maintenance issues. Capital appreciation is muted. And resale timelines during soft markets can stretch to 6+ months on unglamorous stock. The yield is real; everything else requires patience.
