Developer mix leans Danube, Binghatti, and Vincitore — mid-tier names with functional-to-decent finishes. Almost no branded residences. The standout stock is the newer 2022+ towers where layouts have improved meaningfully over 2017-era Dubailand product.

The honest caveats

Public transport here is thin — you need a car, and the Emirates Road commute can be unpredictable. Retail and dining density has not caught up to Arjan. Some older towers have uneven facilities management. The yield looks attractive until you realise that Majan’s end-user demand is thin, which makes sustained occupancy harder than it reads in the brochure.
