Build quality is consistent. The honest caveats

Most of the promised Creek Harbour infrastructure — the tower, the mall expansion, the promenade completion — is delivering late or in phases. What was marketed in 2018 is not all built. Service charges on Emaar product are fair but the secondary transfer process through Emaar has its own NOC timeline that can drag a deal by 30 days. Commute to Downtown is 15 minutes off-peak, but morning rush to DIFC adds real time.
