Arabian Ranches II

Arabian Ranches II is the established middle child of the Ranches trilogy, matured in a way Ranches III is still trying to be.

Arabian Ranches II is the established middle child of the Ranches trilogy, matured in a way Ranches III is still trying to be. The plots are handed over, the trees are full, the school runs are predictable, and the tenant market is deep enough that a well-priced villa rents in four to six weeks. This is not the area for the buyer who needs quarterly excitement. It is the area for the buyer who wants 6-8% gross yield with a tenant family who stays four years and renews without negotiating.

What the DLD data tells us about Arabian Ranches II

Eleven projects, 33 transactions, AED 225.0M volume, AED 1,461/sqft. Average ticket AED 6.8M — luxury bracket, villa-heavy. Three transactions per project is low velocity typical of mature villa markets where owners settle rather than rotate. Price/sqft at AED 1,461 is 27% below Arabian Ranches III and 45% below Dubai Hills villas. The discount reflects older build and the slight distance penalty vs Dubai Hills; the premium over Ranches I reflects layout and spec differences.

Who buys here

End-user dominant — 70% owner-occupier, 30% investor. Established Dubai families with children in GEMS Founders, Jumeirah English Speaking School Arabian Ranches, or Kings Dubai. British, Indian, Egyptian, Lebanese, American expat families. Investor pool targets AED 260-380k/year on 4-5BR villas for corporate family rentals. Ticket clusters AED 5-9M for villas, AED 3-4.5M for townhouses. Holding periods long — 7-10 years normal.

What the units look like

Eleven sub-communities — Rosa, Palma, Camelia, Lila, Samara, Casa, Azalea, Rasha, Aseel, Yasmin, Reem — detached villa-dominant with some townhouse clusters. 3-4BR villas AED 4.5-7M, 4-5BR villas AED 6-9M, larger villas AED 9-14M. Plot sizes 4,000-10,000 sqft. Build stock 2014-2019 handover, Emaar Mediterranean spec. Community infrastructure fully operational — pools, schools within 10 minutes, retail at the main Ranches centre.

The honest caveats

Distance. 30-35 minutes to Downtown, 25 to Dubai Hills. No metro. Some early-phase villas are showing wear — budget AED 300-700k for an interior refresh on resale stock. Service charges AED 3-5/sqft plus community fees AED 18-28k/year. Villa-level resale liquidity depends heavily on school-cycle timing; off-season can mean 6-10 months on market.
