Owners buy Jumeirah Park and stay, which is why resale supply is always thin and priced firm.

Price/sqft at AED 1,459 is 35% below Dubai Hills villa shell and 40% below Emirates Hills, for villa stock that sits in a better location than either. The arbitrage is real but requires the buyer to accept that this is an older-spec community.
Who buys here
End-user dominant — 80% owner-occupier, 20% investor. Established Dubai families, often British, Indian, Egyptian, Lebanese, Canadian, with children in JESS Jumeirah Park, Dubai British School Jumeirah Park, or Regent International School. Investor pool is patient long-hold, targeting corporate family rentals at AED 350-500k/year. Ticket clusters AED 6-10M on 3-4BR villas, AED 10-15M on larger district layouts. Holding periods long — 8-12 years normal.
What the units look like
Villa-only community with three main district types — Legacy, Regional, Heritage. 3BR villas AED 5.5-8M, 4BR villas AED 7-11M, 5BR villas AED 10-15M. Plot sizes 5,500-10,500 sqft, BUA 3,500-6,500 sqft. Build stock 2012-2015 vintage with some landscaping that has matured into genuinely nice streetscapes. No branded residences, no apartment stock layering.
The honest caveats
Renovation. Build stock is 10-13 years old — expect AED 400k-1.2M in interior refresh for contemporary spec on resale stock. Kitchens, bathrooms, AC systems, pool finishes age. Service charges are modest but community fees and maintenance aggregate AED 25-40k/year. No metro inside the community; access via Sheikh Zayed Road and Al Khail Road. Resale liquid on refreshed stock, slower on un-refreshed.
