British, Indian, Lebanese, Egyptian mid-to-upper-mid profiles. Schools nearby (Emirates International School Meadows) are a major pull. Investor pool targets AED 260-380k/year villa rentals to corporate families. Holding periods 7-10 years typical.

What the units look like

Four sub-clusters โ€” The Lakes, Deema, Forat, Ghadeer, Hattan, Maeen, Zulal villa types. 3-4BR villas AED 4-6.5M, 4-5BR villas AED 5.5-8M, 5BR larger plots AED 7-11M. Plot sizes 4,500-9,000 sqft. Build stock 2003-2005 handover, Mediterranean Emaar spec โ€” genuinely aged but structurally sound. The lake views are real and the landscaping is mature in a way only 20-year-old communities can deliver.

The honest caveats

Renovation reality. Most villas here need AED 500k-1.5M in interior and MEP refresh to meet contemporary expectations โ€” kitchens, bathrooms, AC systems, pool finishes. Budget it into acquisition math or you will regret it. Service charges are low but community fees add AED 20-30k/year. No metro. Commute to DIFC is 20-25 minutes off-peak, longer in rush. Resale on refreshed villas is liquid; unrefreshed stock can sit 5-9 months.
