Who buys here

End-user share is real and growing as more phases complete. The short-let component is restricted by building rules in parts of the community — long-let is the default income model. A client I placed in Creek Beach last year values the unit more for the view and hold than for the yield.
What the units look like

The honest caveats
Infrastructure delivery has been uneven — the promised tower remains pending, the mall extension has slipped, and the promenade is only partially completed. Secondary transfer through Emaar NOC adds meaningful time to deals. Service charges are fair. And the “next Downtown” narrative has been running for a long time without fully landing — buy for the water view and the Emaar product, not for the timing of the master-plan completion.
