Freehold in Dubai means complete, perpetual ownership of both the unit and the share of land it sits on, with the title deed registered in the buyer’s name at the DLD. Since the 2002 decree opening designated freehold zones to foreign ownership, this has been the default for nearly all investment-grade property in places like Dubai Marina, Downtown, Business Bay, Palm Jumeirah, Dubai Hills Estate, JVC, and Dubai Creek Harbour. Ownership passes to heirs. It can be sold, mortgaged, gifted, or placed in a company structure.

What freehold does not mean: the right to build anything you want. Service charges, community rules, and master-developer restrictions still apply, and RERA can still enforce usage. A client asked me last year whether freehold meant he could run a short-term rental in a building that banned them. It does not.

Before signing for any unit, confirm two things: that the specific building falls within a registered freehold zone, and that your home-country tax and inheritance rules recognise Dubai freehold cleanly. The second one catches more buyers than the first.
