Every property decision you make in Dubai eventually passes through one building on Baniyas Road, and understanding what it does is worth more than any buyer’s guide.

The Dubai Land Department is the emirate’s official property registry and regulator, founded in 1960 and now the authority behind every ownership record, every transfer, every mortgage registration, and every legal title in the city. Through its agency RERA and its licensing system Trakheesi, the DLD also controls who is allowed to broker, market, and advertise property. The 4% transfer fee that shows up on every secondary-market deal is their fee. The Oqood interim registration on off-plan is their system. The Dubai REST app where you pull your own title deed is theirs too.

I pull DLD transaction data every Monday before I brief clients on pricing. The data is public, granular to the building level, and free. Most agents do not use it.

When a broker quotes you a market price without referencing recent DLD transactions in that specific tower, assume the number is invented. The registry is the only source of truth, and it costs nothing to check.
