If an agent in Dubai cannot quote their BRN in the first two minutes of a conversation, you are not dealing with a licensed broker. Walk out.
The BRN is the unique RERA-issued registration number attached to every licensed real estate agent in Dubai. It’s printed on the agent’s DLD-issued card, appears on every Form A and Form F they sign, and shows up as the RERA permit number on every legitimate Property Finder or Bayut listing. What people underestimate is how enforceable this is. An unlicensed person introducing a buyer to a seller cannot legally claim a brokerage fee in the UAE, and the DLD will unwind a transaction that was brokered off-licence if a dispute lands. I’ve seen one deal voided in 2024 over exactly this — a “consultant” who had let his BRN lapse.
The rule I give every buyer on a first call: ask for the BRN, then check it in the DLD REST app. Thirty seconds. If the agent hesitates, the conversation is over.
