Trakheesi is the system that quietly decides whether the photo on Bayut you just saved is legal, fraudulent, or a year out of date.
Trakheesi is the DLD’s licensing and permit platform, used to regulate every real estate permit issued in Dubai: brokerage licenses, individual agent BRNs, advertisement permits for specific listings, and Form A registrations on exclusive listings. When a brokerage wants to advertise a specific property, they submit the Form A or property details to Trakheesi, receive a unique permit number, and must include that number on every advertisement (portal listing, Instagram post, printed flyer, agent website). Without the Trakheesi permit, the ad is illegal and the brokerage is exposed to RERA penalties.
In 2024 RERA escalated enforcement against portals carrying unpermitted listings. Property Finder and Bayut now check permit validity before publishing, though edge cases still slip through on Instagram and smaller sites.
As a buyer, the 10-second discipline is to read the permit number on any listing before you contact the agent. As an agent, never run a campaign without Trakheesi-issued permits for every creative asset. The system will catch it eventually.
