Early access is not a favour the developer is doing for your agent. It is a calibration exercise they run on the agent’s network before a real launch.
Early access is the window, usually one to three days before official launch, during which selected agents and their pre-qualified investors can view pricing, select units, and place booking cheques. For the developer it serves two purposes: testing price tolerance at the top of the demand curve, and ensuring launch-day headline numbers (units sold in the first hour) look strong. For the buyer it means first choice on floor plans, views, and corner units before the broad market sees pricing.
A Downtown tower launch in late 2024 opened early access to 60 agents the Tuesday before the public Saturday launch. By Saturday morning, the best 40% of unit types were already under signed reservation. Late buyers got the middle-floor, non-view stock.
If early access matters to you, work with agents who are already on the developer’s top-tier channel partner lists. Showing up cold at a launch event is a 30% handicap on unit selection before you start negotiating.
