A soft launch in Dubai is where the best prices of a project’s entire lifecycle usually get printed, and most retail buyers never know the soft launch happened.

A soft launch is a limited, private release of a project to a selected group of top-tier channel partners, their investors, and close developer relationships, 7 to 21 days before the public launch. Pricing at soft launch is typically 3-8% below what will be quoted at the public event, and unit selection is fully open. The developer uses soft launch to test pricing, lock in early commitments, and generate the “sold out at launch” narrative before the public launch even starts.

A Dubai South project I worked in 2024 soft-launched at AED 1,420/sqft to a dozen top brokerages. By the public launch event nine days later, pricing was AED 1,495/sqft. By week four of sales the unit type had moved to AED 1,540/sqft. The soft-launch buyers captured around 8% before anyone else saw the brochure.

If you have a brief and a real budget, ask your agent specifically which developers they get soft-launch access from. Most agents do not. The few who do are worth working with.
