Handover condition is buried on page 14 of the SPA and it determines whether you spend the next three months living in the unit or spending AED 80k to make it habitable.
Handover condition is the state in which the developer delivers the unit to the buyer. In Dubai the four common categories are: shell and core (walls, floors, and ceilings unfinished; buyer does all interior work), semi-finished (finishes in place but no kitchen appliances or built-in wardrobes), fully fitted (kitchen installed with appliances, wardrobes in, bathrooms complete, ready for furniture), and fully furnished (everything above plus beds, sofas, dining, lighting, soft goods).
Most Dubai residential is “fully fitted” by default, but the specification of that fit varies wildly between developers. An Emaar handover specification will include different appliance brands and finish quality than a budget-tier developer’s specification at a similar price point. The SPA should list the developer’s Schedule of Finishes; if it doesn’t, ask for it in writing before signing.
A client last year took handover assuming branded appliances were included. The fine print said “equivalent brand.” Delivered unit had generic-brand appliances; rental premium on listing softened accordingly.
