A sub-developer is the entity actually building the tower, and the quality of their work will not be visible to you until two years after the master developer’s name on the community has done its marketing job.
A sub-developer is a company that buys land or development rights within a master-planned community and constructs individual residential or commercial projects on those plots. In JVC and Business Bay, sub-developers are the norm rather than the exception: hundreds of different sub-developers have delivered buildings inside Nakheel’s JVC master plan or Dubai Holding’s Business Bay. Quality ranges from excellent to catastrophic. The master developer’s reputation is not the sub-developer’s reputation.
In 2024 I advised a client away from a Business Bay project where the sub-developer was on their first ever Dubai delivery. The pricing was attractive. The construction record was a blank page. He bought in a neighbouring tower from a sub-developer with four completed projects instead, at a 4% price premium.
When you buy in a master-planned area, research the sub-developer separately. At least three completed deliveries is the minimum track record before I will recommend a first-time deal.
