The trustee office is where the actual transfer of a Dubai property happens, and picking the wrong one can cost you an afternoon and, occasionally, the deal itself.
A trustee office is a DLD-authorised private office licensed to process property transfers on behalf of the Dubai Land Department. There are multiple licensed offices across Dubai, operated under names including Bin Sougat, Elite, Real Estate Trustee, and others. You book an appointment slot, usually 30 to 60 minutes long, and the trustee verifies documents, collects fees via manager’s cheque, cancels the seller’s title deed, and issues a new one in the buyer’s name. Every DLD transfer in the emirate passes through one of these offices.
On a JVC resale in mid-2024 I had a seller insist on a trustee office close to his home in Mirdif. The office had slower processing throughput that week. What should have been a 45-minute appointment took 2 hours 40 minutes. Two other transfers the same day were rescheduled.
For higher-value transactions, book at a trustee office with proven throughput — anything in DIFC area or near the DLD HQ on Baniyas. Not every office runs at the same speed.
