Who buys here
Entry-level investors. South Asian, African, Filipino, Central Asian buyers. Portfolio builders running multiple sub-AED 500k units. Long-term expatriate residents on owner-occupancy. Short-let is not the thesis; long-let yield to mid-income tenants is the working model. Of my 470+ UAE deals the International City Phase 2 or 3 buyer is almost always adding to an existing portfolio rather than making a first purchase.
What the units look like
Studios AED 280k–420k, 1BR AED 400k–650k, 2BR AED 650k–1M. Developer mix is mid-tier with some newer premium-tier entries. Finishes are functional-to-decent, a step above Phase 1 on average. The specific building matters more than the cluster theme — always inspect and read the service charge history.
The honest caveats
Tenant profile risk is present — mid-to-low income tenants, higher turnover than premium communities. Retail and dining density is thin. Traffic access is slow in peak hours. Some newer product has had handover delays. Capital appreciation is essentially flat over long holds. And resale velocity is slow in soft markets — the buyer pool is narrow and price-sensitive.
