The honest caveats
Tanmiyat’s community management has had wrinkles — service-charge disputes and maintenance quality have been uneven across clusters. Always read the owners’ association minutes and the specific building’s service-charge history. Commute is the usual Dubailand 30–40 minutes. School options require commute out of zone. Resale velocity is slow. And capital appreciation has been muted relative to premium-developer communities.
