British, Indian, European, Lebanese demographics. Investor pool is yield-driven โ AED 110-160k/year rents on 1-2BRs, stable tenant turnover. Ticket clusters AED 1.8-3M for 1-2BRs, AED 3.5-5M for larger. Holding periods 7-10 years normal.
What the units look like
Nine sub-clusters โ Al Dhafrah, Al Ghozlan, Al Jaz, Al Mass, Al Samar, Al Thayyal, Arno, Travo, Dania โ boutique low-rise apartment blocks. Studios 400-550 sqft AED 900k-1.4M, 1BR 700-900 sqft AED 1.6-2.2M, 2BR 1,150-1,400 sqft AED 2.5-3.2M, 3BR 1,800-2,200 sqft AED 3.5-4.8M. Build stock 2005-2007 vintage, aged but well-maintained. Lake and golf views on specific clusters add 10-15% premium.
The honest caveats
Build is 2005-era โ expect AED 150-400k in refresh costs on resale stock (kitchens, bathrooms, AC). Service charges AED 14-18/sqft. Parking scarce in some clusters โ peak-time resident parking can overflow. The community is walkable but retail (Onyx, Greens Village) is limited; meaningful shopping means driving. Resale liquid on 1-2BRs, slower on 3BR.
