Pricing sits in the mid-market with townhouse product at prices that Dubailand-central communities cannot match on footprint. The buyer who finds Town Square usually spends a weekend walking it before committing, and that is the correct approach here.

Price/sqft AED 1,305 is entry-level-adjacent but driven by townhouse footprint, not apartment product. 19 transactions per project is moderate activity. Total volume is modest โ a reflection of smaller apartment tickets and slower townhouse resale.
Who buys here
End-user families โ South Asian, European, Egyptian, GCC. Young professionals on first-property buys. Long-term expatriate residents trading sideways from JVC or JVT apartments. Limited investor share relative to apartment communities โ townhouse yield math does not suit short-let-first operators. A client I placed in a Town Square 3BR townhouse last year chose it over a JVT equivalent specifically for the functional retail and the school catchment.
What the units look like

The honest caveats
Commute into central Dubai is 25โ40 minutes depending on entry and peak. Nshama’s post-handover community management has had wrinkles โ always read the owners’ association minutes. Some earlier townhouse clusters have had finishing issues. School options inside the community are good but can be oversubscribed. And apartment resale velocity is slower than denser communities.
