Handover day is the single highest-value day of any off-plan transaction, and the day most buyers arrive least prepared for.
Handover is the formal process where a developer transfers physical possession of a completed unit to the buyer: final inspection, snagging list, utility connections, key collection, Oqood-to-title-deed conversion, and the first service charge invoice. Depending on the developer, the process takes one to four hours on site and generates a snagging report that can be several pages long. Any defect not recorded on handover day is significantly harder to claim later.
On a Dubai Hills villa handover I attended with a client in 2024, we spent four hours walking the property with an independent snagging inspector. The report came back with 67 items ranging from minor (a kitchen door hinge) to significant (a waterproofing issue on the terrace). The developer accepted 63 items and fixed them within 90 days. Without the independent inspector, we would have accepted fewer than 20.
Never attend handover alone. Budget AED 1,500-3,500 for an independent snagging inspector. The money pays for itself the first time the developer accepts a list item you would have missed.
