The title deed is the official DLD-issued record of property ownership in Dubai, available as a paper certificate and, since 2020, as a digital record accessible through the Dubai REST app. It names the owner or owners, the property reference, the plot, the built-up area, and any registered mortgage. It is the final document in a purchase. For off-plan, it replaces the Oqood once the building completes and handover is executed.
A client called me last year asking to verify that a private seller actually owned the Dubai Marina apartment he was about to buy. Thirty seconds on the Dubai REST app, using the property details alone, confirmed the owner’s name matched the passport on the draft Form F. The seller was real. The deal closed two weeks later.
