Ticket sizes are upper-mid to luxury, the product sits on a genuinely enviable view corridor, and buyer demand has been consistent through the launch-and-handover phases.

Price/sqft AED 3,981 is at Downtown Burj Khalifa parity — a clear trophy-tier signal. 15 transactions per project is moderate, consistent with premium tower product in active secondary trading.

International second-home buyers drawn to the view and the specific Emaar Beachfront branding. GCC, European, UK, Indian, and Russian capital. End-user share is meaningful — Dubai professionals who want waterfront living at below Palm Jumeirah prices. Short-let on licensed stock is a genuine yield play given the tourist-draw nature of the location. Of my Dubai Harbour deals this year, each buyer specifically wanted the sea view as primary criterion.
What the units look like
Studios AED 1.6M–2.5M, 1BR AED 2.2M–4M, 2BR AED 4M–8M, 3BR AED 7M–14M, branded and penthouse stock pushing well past AED 20M in select stacks. Emaar Beachfront dominates, with Meraas-adjacent product contributing. Finishes are consistently premium. Sea-facing and palm-facing orientation carry significant premiums; inward and marina-facing stacks offer better value on a per-sqft basis.
The honest caveats
Service charges on branded waterfront product run at the upper end. Traffic in and out of the promontory via the Palm Jumeirah Road access point is slow in peak. Some of the community is still in early-post-handover stage — retail and dining density is building. “Sea view” marketing claims require stack-by-stack verification. And the small buyer pool at this ticket size means resale velocity is slower than mid-market Marina stock, despite the view premium.
