What the units look like

The honest caveats
Renovation. Villa stock is 14-18 years old; AED 800k-2.5M in interior and MEP refresh is a realistic contemporary-finish budget. Service charges modest but community fees and landscape maintenance aggregate AED 40-65k/year. No metro, no community retail — you drive for everything. Resale on AED 20M+ villas can sit 8-14 months. The tight turnover means listings rarely touch public portals; most deals go through brokerage introductions.
