Mature trees, community centre running at full capacity, a cycle track that actually gets used, and tenant demand anchored by families who signed 3-year leases and never left. This is not the place for the investor who wants an Instagram skyline. It is the place for the investor who wants to underwrite a tenant yielding 6% net for the next eight years while the landlord sleeps. I have closed four transactions here and three of them were referrals from the first tenant.

What the DLD data tells us about Mudon

Six projects, 61 transactions, AED 232.0M volume, AED 1,347/sqft. Average ticket AED 3.8M — upper-mid bracket centred on townhouses. Ten transactions per project is solid turnover for a mature family community. Price/sqft at AED 1,347 sits 20% below Arabian Ranches II and 40% below Dubai Hills townhouses, which is the right discount for the distance trade. AED 232M on 61 transactions confirms the stock is villa and townhouse weighted, not apartment-dominated.

Who buys here

End-user dominant — 70% owner-occupier, 30% investor. Families with school-age children, often second-time Dubai buyers upgrading from a Marina apartment. Arnab Malik, British, Egyptian, Indian professionals predominate. Investor pool targets AED 155-200k/year rents on 3-4BR townhouses for expat families. Ticket clusters AED 2.6-4M for townhouses, AED 5-7.5M for villas. Holding periods are long — 7+ years is normal. The tenant base is why the numbers work.

What the units look like

Naseem, Rahat, Mudon Views (apartments) and the villa clusters — 3BR townhouses AED 2.6-3.5M, 4BR townhouses AED 3.2-4.2M, 5BR villas AED 5-7M, Mudon Views 1-2BR apartments AED 900k-1.8M. Plot sizes 1,800-3,000 sqft on townhouses, 4,500-7,000 on villas. Build stock 2013-2017 handover on main phases, newer infill 2020-2023. Architecture is Mediterranean family-home spec — familiar and consistent.

The honest caveats

Commute. Mudon is 25-35 minutes to Downtown off-peak, longer in rush hour. No metro. The community retail is functional but limited — you drive to Arabian Ranches or Mall of the Emirates for meaningful options. Service charges AED 2.50-4/sqft on townhouses plus community fees AED 10-18k/year. Older Naseem phase units are showing wear; factor refurbishment costs into acquisition math.
