A developer furnishing package is rarely the bargain the brochure suggests, but it is almost always the right choice for the short-let investor.
A furnishing package is a bundled offering where the developer includes furniture, appliances, soft furnishings, and sometimes crockery and bedding with the unit. Packages typically add AED 40,000 to AED 120,000 to the sticker price on a one-bedroom, AED 80,000 to AED 220,000 on a two-bedroom, depending on brand and specification. Branded residence developers push the price higher. Some packages are fully integrated into the payment plan with no additional upfront cost; others are optional add-ons.
I advise buy-to-let short-let investors in JVC and Business Bay to take developer packages almost every time. The logic is timing, not quality. A handover-day furnished unit can be live on Airbnb within two weeks. An unfurnished unit needs four to eight weeks of sourcing, delivery, and installation, during which the property generates zero income against a running service charge.
For end-users, the maths is different. Build your own. You will spend less and pick what you actually want to live with.
