Mira is the quiet townhouse pocket inside Reem, Arabian Ranches II’s broader community, and it earns its place on a shortlist for the buyer who wants a family home at a Town Square ticket with Reem’s community infrastructure attached. Nobody writes brochures about Mira. That is part of why it keeps working. A client asked me last year whether Mira was “too old” โ the phases are 2016-2019 handover, which in Dubai terms means tenants have broken in the build quality and the community is running rather than launching. That is a feature.
What the DLD data tells us about Mira
Eight projects, 66 transactions, AED 233.9M volume, AED 1,229/sqft. Average ticket AED 3.54M โ upper-mid bracket but the stock is almost entirely townhouses, so this is really an “affordable townhouse” play at the family end of the market. Price/sqft at AED 1,229 is 25% below Arabian Ranches III and 45% below Dubai Hills townhouses for comparable plot ratios. That discount is the distance trade (Mira sits further east along Al Qudra) and the absence of a branded-community narrative.
Who buys here
End-user dominant โ I would call it 75% owner-occupier, 25% investor. Families with two kids in JESS Arabian Ranches or GEMS Wellington. Egyptian, Indian, Pakistani, British mid-career professionals. Investor portion is patient buy-and-rent, not flip โ the rental market pays AED 140-190k/year for 3-4BR townhouses, which computes to 5-6% gross yield. Ticket clusters AED 2.2-3.5M on townhouses, AED 4-6M on the larger villa stock. Holding periods 6-10 years typical.
What the units look like
Mira 1 through Mira 5 phases plus Mira Oasis 1-3: 3BR townhouses AED 2.2-2.9M, 4BR townhouses AED 2.8-3.8M, small standalone villas AED 3.8-5.5M. Plots 1,800-3,500 sqft on townhouses. Build stock is consistent Emaar Mediterranean spec โ competent, unexciting, ages reasonably. Shared amenities โ pools, community parks, cycle paths connecting to the Reem retail centre.
The honest caveats
Commute. Mira is 30-40 minutes to Downtown, 25 to Dubai Hills. No metro. The community centre retail is basic; decent shopping means driving to Arabian Ranches or Mall of the Emirates. Service charges modest (AED 2.50-4/sqft) but community fees add AED 8-15k/year. Secondary resale velocity is moderate โ 4-7 months is normal on a townhouse in a neutral market.
