The Saadiyat Island cluster is where Aldar concentrates much of its premium residential work. Current projects include The Arthouse, Manarat Living 3, Mamsha Palm, Mandarin Oriental Residences, Nobu Residences, and The Row Saadiyat (handovers ranging from 2027 to 2030). On Yas Island, projects include Water's Edge (delivered 2021), The Sustainable City Yas Island (delivered 2025), Gardenia Bay (handover 2028), Sama Yas (handover 2028), and Yas Park Place (handover 2030). Their Fahid Island pipeline -- Fahid Beach Terraces, Fahid Beach Residences, and The Beach House Fahid -- adds a newer Abu Dhabi location to the mix, with 2029 handovers. In Dubai, Aldar has recently entered the market with Athlon by Aldar and Rise by Athlon in Arabian Ranches 3, Haven and Verdes by Haven in Wadi Al Safa 5, and The Wilds and The Wilds Residences in Wadi Al Safa 3. They also have Rosso Bay Residences and Nikki Beach Residences on Al Marjan Island in Ras Al Khaimah, expanding their multi-emirate presence.
Aldar's track record in Abu Dhabi is long enough to have a meaningful delivery history. Our data shows projects handed over from 2021 onward in the current period, within communities that have been continuously inhabited and maintained by the developer. The range of Abu Dhabi locations spans established islands (Saadiyat, Yas, Reem) and developing waterfront areas (Fahid Island).
For buyers, the honest buyer-side framing on Aldar is this: if you are buying in Abu Dhabi, Aldar is effectively the tier-1 developer equivalent to what Emaar is in Dubai -- deep secondary market in established communities, a government-backed structure, and a track record long enough to evaluate. Saadiyat Island in particular has a functioning luxury resale market. Their Dubai and RAK entries are newer and the secondary depth is not yet comparable.
