Dubai's Etihad Rail Station Has Opened: One of Four Is Real, Three Remain on the Map

Dubai Al Yalayis station opened to passengers on 30 September 2026, the day Etihad Rail passenger service began, together with Al Dhaid station in Sharjah. The official inauguration in Dubai took place on 28 September. RTA Director General Mattar Al Tayer has said Dubai will eventually have four Etihad Rail-linked stations, and of those four exactly one carries passengers. The other three exist as a map indication, an unofficial station name and a 2030 target. Our team keeps that count in front of every buyer conversation, because it decides what "a station nearby" can honestly be taken to mean.

What the open station gives a resident

A running service separates Al Yalayis from everything else announced in this story. After the launch, the operator added six Abu Dhabi-Dubai trips for 3 and 4 October, more than 2,000 extra seats, because demand outran the first timetable. A schedule that gets extended within days of opening tells a resident something no render can: people are using it. Fares at launch started from AED 39 in Comfort class and they are variable, so that figure is a starting point and the price on the booking screen is the one that counts.

For a household in the southern part of Dubai, the practical change is an intercity option with a fixed departure and a ticket priced in the tens of dirhams. Al Yalayis is relevant to the southern growth corridor, which includes the vicinity of Jumeirah Golf Estates. Whether a particular home there gains from the station depends on the walk, the drive or the bus ride to the platform, and that distance differs from one development to the next. Being somewhere in the corridor is one fact. Being a short walk from the entrance is another, and it has to be measured for each address.

Al Yalayis is a station on the national passenger railway. It is a train station with train timetables, and it should be described that way. It is not a metro stop, and nothing about its opening makes the Dubai Metro network larger.

How an open station differs from the three on paper

Meydan is the second national-network station shown on RTA's Dubai Rail Network Map for 2032. Reputable reporting notes that RTA has not officially named the station, so Meydan remains map-indicated. No opening date, no entrance location and no access specification have been published for it. Anyone describing a Meydan station as a finished fact is describing a drawing.

The remaining two stops belong to a different project. The high-speed Dubai-Abu Dhabi line will serve Al Maktoum International Airport and Al Jaddaf. It is a separate line from the national passenger service, construction has started and the target is 2030. The figure of roughly 30 minutes between Dubai and Abu Dhabi is a project figure of that high-speed line. It is not a timetable, and the open national-network service does not offer it. On a real journey, station access, check-in, interchange and the last mile all add minutes that the headline number leaves out.

Al Jaddaf shows why the difference in certainty matters. It is already served by the Dubai Metro Green Line and sits near Dubai Creek, so a high-speed stop there would add an intercity link to an area that already has urban rail. Meydan is a large mixed-use and residential growth area where the station specification and access still need confirmation. Al Maktoum International Airport sits at the end of a different timeline again. Three planned stops, each with its own gaps, and none of them is running.

One station, one service, one set of facts

Four stations do not form one service. Two sit on the national passenger network and two sit on the high-speed line, with separate infrastructure and separate timelines. Compressing them into a single sentence is how a transport announcement turns into an investment claim it cannot support. When a brochure says "Etihad Rail station" without naming which one, the first task is to find out which of the four it means and whether that one is open, mapped or targeted for 2030.

Connectivity and price answer different questions

Dubai property transactions reached AED 917 billion in 2025, up 20% year on year. That figure describes an active market driven by many forces at once, and it does not show that rail news moved prices in any specific area. Before accepting a claim that prices will rise near a station, our team compares Dubai Land Department transaction records by area and property type, and separates completed sales from asking prices and off-plan launch prices. Proximity alone does not set price growth, rental yield or delivery certainty. A station improves how a location connects. What a unit is worth is settled by the evidence around that unit.

What buyers we work with ask about a project near a station

The questions we put to any project that uses rail in its sales material are short. Which of the four stations does the material mean? Does the handover date line up with a service that is actually running? How far is the entrance on foot, measured along the pavement from the unit to the platform? Are feeder buses or metro links planned for the last mile? Does the brochure keep confirmed infrastructure and proposed infrastructure in separate sentences?

Escrow status, construction progress, service charges and comparable resale transactions need independent checking whether or not a station is nearby. Rail changes none of those.

For buyers who live or work in Abu Dhabi, the open service means the commute can be tested before any purchase. Take the train at the hour you would actually travel, count the minutes from the front door to the platform and from the platform to the office, and compare that with the figure in the brochure. A trip you have made yourself is better evidence than a map.

Weighing a purchase near one of these four stations, open or still on paper, our team helps buyers separate the connectivity story from the pricing claim, station by station, before any money moves.

FAQ

Which of Dubai's Etihad Rail stations are open? One. Dubai Al Yalayis opened to passengers on 30 September 2026, together with Al Dhaid station in Sharjah. The second national-network station is map-indicated at Meydan without an official station name, and the two stops of the high-speed line, Al Maktoum International Airport and Al Jaddaf, carry a 2030 target.

Is the 30-minute Dubai-Abu Dhabi journey available now? No. The roughly 30-minute figure is a project figure of the separate high-speed line, which is under construction. The open national-network service runs to its own timetable, and access, check-in, interchange and the last mile affect any real journey.

Does a station nearby mean higher property prices? No. A station improves connectivity, and it guarantees nothing about price growth, rental yield or delivery certainty. Comparing Dubai Land Department transaction records by area and property type is the way to test any "prices will rise" claim.
